When can resurfacing be considered?

An overlay is a structural and elevation decision—not merely a cosmetic refresh.

Resurfacing may be considered where the existing paved structure is reasonably stable, deterioration is primarily near the surface and the property can accept an additional asphalt layer. The condition of the base, drainage and transitions still needs to be understood.

01Stability
Limited widespread settlement or structural movement.
02Elevation
Room at garages, curbs, drains and adjoining surfaces.
03Drainage
Grades can continue moving water in the intended direction.
04Preparation
Repairs, cleaning and edge details can support the new layer.

What an overlay does not erase.

Adding asphalt does not automatically correct a moving base, persistent water problem, severe rutting or unsuitable elevations. Reflective cracking can also reappear when movement below is not addressed.

Surface-led condition

Weathering, oxidation and limited surface wear may support a resurfacing discussion when the underlying structure remains serviceable.

Structure-led condition

Widespread cracking, settlement, rutting and drainage failure may point toward more extensive correction or reconstruction.

Every raised surface meets a fixed edge.

Garages, catch basins, curbs, sidewalks, road connections and thresholds do not move when a new layer is added. These tie-ins can determine whether resurfacing is practical and how transitions must be prepared.

Start with the symptoms, not the solution.

Share the address, surface age if known, visible cracking or settlement, drainage concerns and what you hope to improve. The estimate request should not assume an overlay before the site conditions are reviewed.
